Our full management package covers rent collection, tenant sourcing and vetting, tenancy agreement drafting, maintenance coordination, monthly financial statements, and legal notices when required. You hand us the keys — we handle everything else.

How much do you charge for property management?

Our management fee is a transparent percentage of the monthly rent collected — typically 10% for residential properties. Commercial and multi-unit buildings may vary. There are no hidden charges; every deduction appears on your monthly statement. Contact us for a custom quote.

When will I receive my rental income each month?

We collect rent during the first week of each month and disburse landlord payments by the 10th of every month via M-Pesa or bank transfer — whichever you prefer. You will receive an accompanying statement showing all receipts and deductions.

How do you screen tenants before placing them in my property?

Every applicant goes through our 3-step vetting process:
- Identity verification (National ID / Passport)
- Employment or income proof (payslips, business permit, or bank statements)
- Previous landlord reference check

What happens if a tenant stops paying rent or becomes problematic?

We follow Kenya’s Landlord and Tenant Act strictly. After a missed payment, we issue a formal demand notice, followed by a 7-day eviction notice if unresolved. Our team handles all communication, court filings, and the eviction process on your behalf — protecting you from legal exposure.

How do you handle maintenance and repair requests?

Tenants report issues directly to our office via phone or WhatsApp. We categorise requests as urgent (24-hour response) or routine (3–5 working days). All repairs are handled by vetted contractors, and costs are deducted from rent proceeds with a full breakdown on your statement. You pre-approve any expense above KSh 5,000.

Do you provide audited books of accounts for my property?

Yes. We provide monthly statements and annual audited books of accounts for every property under our management. These are particularly useful for landlords who need records for KRA filing, bank loan applications, or general financial planning.

What happens during vacancy periods — do I still pay your management fee?

Our fee is performance-based — we only charge when rent is collected. During vacancy, we actively market your unit at no extra cost and absorb the advertising expense. Our average vacancy turnaround in Thika is under 3 weeks.

How do I know the title deed on a plot you’re selling is genuine?

All our listings undergo a title search at the Lands Registry before we accept them. We verify ownership, check for caveats or encumbrances, and confirm the plot boundaries match the survey map. We share the search results with every buyer before any payment is made.

Do you offer instalment payment plans for land purchases?

Some of our land projects offer flexible payment plans — typically a 30% deposit with the balance spread over 3–12 months. Availability depends on the specific listing. We can also connect you with partner banks for mortgage financing on residential properties.

Yes. We offer free market appraisals for properties within our coverage areas. Our team assesses location, condition, comparable sales, and demand trends to give you a realistic price range. This is a no-obligation service — even if you choose not to list with us.

What is your agent commission when selling my property?

Our standard agent commission is 3% of the sale price — in line with Kenya Estate Agents Act regulations. This is payable only on successful completion of the sale. For high-value commercial properties, a negotiated rate may apply.

What types of renovation work does Pecle handle?

We handle the full spectrum — from interior finishes (tiling, painting, plastering, ceiling boards, kitchen and bathroom fittings) to structural work (room additions, window/door replacements, roofing repairs) and external upgrades (perimeter walls, gate installations, paving).

How do I get a renovation quote?

Contact us to schedule a free site visit. Our team inspects the property, discusses your requirements, and provides a detailed Bill of Quantities (BQ) within 48 hours. There is no commitment required to receive a quote.

How long does a typical renovation project take?

It depends on scope. A single-room interior refresh (painting, tiling) takes approximately 1–2 weeks. A full house renovation typically takes 4–10 weeks. We provide a project timeline before work begins and give you weekly progress updates.

Do you supply the building materials or should I source them myself?

We offer a full turnkey option — we procure all materials at trade prices and include them in the project cost. Alternatively, if you prefer to source certain items yourself, we can work with materials you supply. Most clients prefer our procurement service as it saves time and avoids price markups at retail.

Do you guarantee the quality of renovation work?

Yes. All renovation work is backed by a 6-month workmanship warranty. If any defects arise due to poor workmanship within this period, we return at no cost to remedy them. Structural work carries a longer warranty of up to 2 years.

Can renovation work be done while tenants are still occupying the property?

Minor works (painting, minor plumbing) can be done with tenants in residence, with their consent and minimal disruption. Structural or extensive renovation typically requires the unit to be vacant. If the property is under our management, we coordinate vacant access and tenant communication on your behalf.

How long does it take to get building plan approvals from Kiambu County?

Kiambu County approvals typically take 4–8 weeks from submission, depending on the complexity of the project and the current backlog at the county office. We handle all submissions, follow-ups, and communications on your behalf to avoid unnecessary delays.

Do I need a NEMA licence for my construction project?

A NEMA Environmental Impact Assessment (EIA) licence is required for most commercial developments and larger residential projects (typically above a certain floor area threshold). We conduct the EIA study, prepare the necessary reports, and submit to NEMA on your behalf. We advise during initial consultations whether your project requires one.

What is NCA registration and why does it matter?

The National Construction Authority (NCA) requires all construction projects above a certain value to use NCA-registered contractors. Using an unregistered contractor can expose you to legal penalties and make it impossible to obtain an Occupation Certificate. Pecle is NCA-compliant, and we ensure all our contracted workers meet the standard.

When do I need an Occupation Certificate and how do I get one?

An Occupation Certificate (OC) is required before a newly built or substantially renovated building can be legally occupied. It confirms the building meets all safety and construction standards. We apply for the OC on your behalf once construction is complete and all inspections are passed. Without one, your tenants or mortgage lender may face complications.

How do I apply to rent a property managed by Pecle?

Visit our office at Johana Centre, Thika Town or call +254 762 742 725. Bring your National ID, one month’s payslip or income proof, and a passport photo. We will show you available units and process your application within 2 working days.

How much deposit do I need to pay to move in?
▼
The standard requirement is 2 months’ rent as a security deposit plus 1 month’s advance rent — totalling 3 months on move-in. The security deposit is refundable at the end of your tenancy, subject to a property inspection.

How do I report a maintenance problem in my unit?
▼
Contact our office directly by phone or WhatsApp on +254 762 742 725. Describe the issue and we will classify it as urgent or routine. Urgent matters (burst pipe, electrical fault, structural damage) are attended to within 24 hours. Routine repairs within 3–5 working days.

How much notice must I give before vacating?
▼
Our tenancy agreements require a minimum of one calendar month’s written notice before vacating. This protects you from losing your deposit and gives us time to find a replacement tenant. Notice must be submitted by the last day of the preceding month.

When and how do I get my deposit back?

After vacating and completing a joint property inspection, your deposit is refunded within 14 working days via M-Pesa or bank transfer. Any deductions for damages beyond normal wear and tear will be itemised and communicated to you in writing before any amounts are withheld.
